Roof Leak – Ice Dams

Tis the season for ice dams and roof leaks of all kinds. When the sun is out and temps are low ice dams form on the lower edges of your roof. Shingles are made to shed water not pool it! therefore once a dam is formed water backs up under the shingles and comes pouring in your home.

The reason this is an emergency is because there is electrical services running in your attic and your walls, this causes the potential for house fires. Not to mention moisture that can lead to mold situations and unsightly staining on your ceiling and walls that will lead to costly repairs.

Busted or Frozen Pipes

During Extreme low temperatures poorly insulated or heated basements temperatures get to cold and water freezes in your pipes. Some just need to be thawed out and some older copper style plumbing requires repairs.

Q: Why is my roof leaking all of a sudden?

A: If its in January or February the likely cause is ice dams. If its in the summer it is likely a missing shingle or worn out vent pipe flange. Chimney and Dormer flashing could need to be repaired or replaced as well. Best to get an inspection from one of our handyman hero’s.

Q: How do you fix an ice dam?

A: Care must be taken not to damage the roof. Calcium Chloride is used to melt paths to release dammed up water, and snow is shoveled off to prevent anymore melting snow to run down and for a new ice dam or come in the house.

Q: How long does it take to stop a roof leak?

A: A: We usually get the water to stop infiltrating your home with in 30 minutes. There may be wet insulation or residual dripping from the ceiling until the dam is broken and the area addressed.

Q: How do I prevent Future Ice dams from Happening?

A: The best solution is to add ice and water shield up for feet from the roof edge under the shingles. As an alternative Heat tape / Electrical Wires are run along the bottom edge of the roof to prevent the formation of ice dams.
